“Casa La Vista.” Is a uniquely Spanish styled home featuring 4 large bedrooms, and 4 bathrooms located just off the George Price Highway between the villages of Teakettle and Ontario Village, Cayo District, Belize Central America.
SIZE OF LAND AND HOMES
Sitting on two adjoining parcels, one of 5.264 acres and the second of 1.6 acres, this solid concrete property boasts a spacious yard and consists of two separate buildings, with a total combined area of 8,219 square feet.
The entire construction was designed, engineered and constructed by the owner and his wife of Harding General contracting Co. Ltd; who have been building in Belize since 1982. The Tara Del mar and The Phoenix Condominium projects in San Pedro are among their most recent accomplishments.
Strict attention to detail was the top priority throughout the construction of this home; from the custom cabinetry and doors to the decorative concrete exterior molding. The hand painted tiles on the staircase and the kitchen counters, and the unique wrought iron lighting, door hardware and interior and exterior handrails. All walls, interior walls were filled with Styrofoam insulation. All interior woods were locally purchased and include Cedar, Santa Maria, Mahogany and Cabbage Bark. Both the interior and exterior finishes have been designed to give long lasting beauty and function, while keeping maintenance down to an absolute minimum.
BEAUTIFUL VIEWS & TRANQUIL SURROUNDINGS
Sitting on a hill top, this home gives the opportunity to embrace spectacular views in all directions. In addition to the views, this home is surprisingly isolated giving you a pleasant and tranquil environment, while still being easily accessible to the George Price Highway by a 1 km private road. Approximately 2 acres have been cleared around the buildings to allow as much breeze as possible. The grounds are beautifully landscaped with many flowering, fruit bearing trees, bushes, and planted with St. Augustine grass.
The main building is a two-story structure with a 2,870 sq. ft first floor and a 1,665 sq ft second floor.
The first floor has a large 300 sq.ft. dining room easily seating eight off the fully equipped modern kitchen. The living room features 470 sq. ft boasting an open beamed ceiling and a wood-burning fireplace. On the west end of the first floor is a guest bedroom. There is a broom closet at the entrance of the home. There is also a walk-in-pantry off the kitchen, laundry room and a locked security closet with safe on the ground floor. Outside, there are two covered and tiled verandas, one on the North and one on the south side of the building each with over 350sq ft of space.
The Second floor is the master Suite, Which contains a 325 sq.ft bedroom also with an open beamed ceiling, a large master bath with shower, Jacuzzi bathtub, toilet and two sinks, with a walk-in closet between the two. There is also a 377-sq. ft. open verandah on the North side with a spectacular view of the surrounding hills and is equipped with a four person Jacuzzi Spa. If this is not enough, there is also another open 355 sq. ft verandah on the South Side, overlooking the Warrie head Creek Valley.
Large Workshop with Garage and two Guest Apartments
The Second building is also a two story solid concrete structure with a 1,933 sq. ft. first floor and a 1,750 sq. ft. second floor.
The first floor consists of an expansive garage measuring about 499 sq. ft. and a 1,116 sq. ft. shop or studio area, currently set up as a woodworking shop. On the west side of the building is the staircase leading to the second floor.
The second floor contains two impressive guest apartments each measuring 425sq. ft. sharing a large 900 sq. ft. open verandah with a spectacular view to the East, West and North. Each apartment is equipped with a bathroom with toilet, shower and sink, and is designed to accommodate a kitchen area with refrigerator, stove, microwave and a sink, as well as a queen size bed, dining table and closet.
Worrying about water availability? Well, this home is designed with three independent cisterns that supply the property with water, 2 each 5,000-gallon cisterns located to the north of the main house, and one 8,700-gallon cistern under the staircase of the second building. There are two independent water pumps that are capable of pumping from any cistern, assuring consistent water supply, even if one pump breaks, or if any of the cisterns are empty. With 2,230 sq. ft of roof on the main building and 900 sq. ft of roof on the second building collecting rainwater by way of a unique two-foot-wide solid concrete gutter system; the cisterns tend to fill and stay full all year long with our average of 60” of annual rainfall.
Electricity is supplied from a 200 amp, 240 Volt Three Phase step down transformer based at the Northeast corner of the property. Both the main building and the second building are wired to utilize a standby 7kW, generator housed in the garage section of the second building which will supply power for refrigeration, the water pump, lighting, fans and selected receptacles in both buildings in case of a general power outage.
Propane storage is located at the second building and supplies propane to the water heaters, the clothes dryer and the cook tops in both the main kitchen and both apartment kitchens. Propane can also be supplied to a propane stand by generator, if the present diesel powered Lister Generator is ever replaced.
The house is equipped with an 8’8” Satellite dish for a maximum TV reception (currently through DirecTV). The apartments were wired for satellite reception, but no dish has been installed at this time. There was also a Hughes Net Dish installed with hard wiring to the living room, master bedroom and guest bedroom in the main building. The house is now within line of site of a Smart telephone tower, with excellent modem capabilities for Internet access, so the dish is now dormant, but all wiring remains. The living room is also equipped with a Bose Entertainment System.
Both buildings were designed to conserve energy use as much as possible by utilizing foam filled cores in the concrete walls for insulation, clay tile roofing with foam insulation pads between the tiles and the sub roofing, and many large double glazed windows to allow as much breeze as possible to keep the home cool. There is also a 5-ton York A/C unit for the downstairs of the main building, a 4-ton York A/C unit for the master suite, a separate split unit A/C for the guest bedroom, and both apartments in the second building are set up for split unit A/C installation.
